U.S. Rep. Cleaver district office, Heartland Black Chamber join the roster

Occupancy Rate is more than 14 Points Above Kansas City, Missouri, Commercial Real Estate Average

KANSAS CITY, Mo. (January 27, 2021) – Community Builders of Kansas City (CBKC), the area’s largest urban core developer, announced today the 4001 Blue Parkway Office Building is 100 percent occupied. U.S. Rep. Emanuel Cleaver’s office signed a two-year lease for 3.600 square feet while the Heartland Black Chamber of Commerce, serving the four Midwest Region 7 states (Missouri, Iowa, Nebraska, & Kansas, or MINK), has taken 1,000 square
feet with a two-year lease.

“CBKC first announced full occupancy of this flagship building in 2019,” said Emmet Pierson, Jr., CBKC president and CEO. “The Kansas City metro has a historical office vacancy rate of 16.7 percent, according to the Cushman & Wakefield Q4 2020 Kansas City Office Report, which also shows the Kansas City office vacancy rate at 16.4 percent in the last quarter of 2020. We’re proud of the strong performance of this and all the other properties in our portfolio.”

The award-winning 4001 Blue Parkway Office Building, a three-story, 69,000-square-foot property, was built in 2003 with a $10.5 million investment by CBKC. The building was one of CBKC’s first investments in the Blue Parkway corridor as part of its massive, nationally recognized Mt. Cleveland Initiative. As developer/owner, CBKC has intentionally curated a roster of like-minded organizations dedicated to serving the urban core.

CBKC has developed more than $225 million in urban renewal projects in Kansas City since its founding in 1991. It currently has more than $80 million in residential and commercial real estate assets, from downtown to 63rd Street, under management.

In March 2020, the organization announced the development of the 81,400-square-foot, $12.6 million project The Rochester on Blue Parkway – the first market-rate, multi-family development east of Prospect in generations.
